Renting Rules Are Changing

At Eastside Community Trust we are working with partners across West of England to make sure everyone understands what new renting laws mean in practice.

From 1 May, new national rules will begin to change how renting works across England. If you rent your home, these changes may affect how tenancies work, how rent can be increased, and the rules around ending a tenancy.

This is why the We Rent Campaign matters now more than ever. The campaign is helping renters, landlords and communities understand the changes and where to find clear and reliable advice.

What is changing

The Renters Reform Bill, also known as the Renters Rights Act, introduces important updates to make renting fairer and more secure

  • No fault evictions are being ended so renters cannot be asked to leave without a valid reason
  • Tenancies are becoming open ended, giving people more flexibility and stability
  • New rules will shape how and when rent can be increased
  • A new ombudsman will help resolve disputes between renters and landlords
  • A national landlord register will improve transparency
  • Stronger standards will help ensure homes are safe and well maintained

These changes aim to create a system that works better for everyone.

Renters Rights Awareness Week (27 April to 1 May 2026)

Organisations across the region have come together during this week to help people understand what is changing and what it means for them.

The Living Room Roadshow

As part of the week, free face to face events are taking place across the region. These sessions are open, informal and designed to make information easy to access.

  • Monday 27 April, 11am to 2pm, Italian Gardens, Weston-Super-Mare
  • Tuesday 29 April, 1pm to 4pm, Senate House, University of Bristol, Tyndall Avenue
  • Wednesday 30 April 10am to 1pm Yate Shopping Centre
  • Thursday 30 April 10am to 1pm Kingsmead Square, Bath
  • Friday 1 May 10am to 2pm Millennium Square, Bristol

Guidebooks are also available to collect locally or download online, making it easy to share information more widely.
